Job description
Are you a commercially minded Estimator who can turn complex scopes, site information and tender requirements into accurate, competitive and operationally achievable pricing? ARA Property Services is seeking an experienced Estimator to support our continued growth across commercial cleaning, property maintenance and integrated facility services throughout Australia.
About the role
Reporting to the Head of Business Development and working closely with the Business Development, Operations, Finance, Safety and Compliance teams, the Estimator will prepare detailed cost models and pricing submissions for tenders, quotations, renewals and contract variations. You will interpret specifications, assess labour and productivity requirements, conduct site inspections, obtain supplier pricing and document assumptions to ensure every estimate is compliant, commercially sound and practical to deliver.
Key responsibilities, but are not limited to:
Review tender documents, scopes of work, drawings, schedules and pricing templates to identify requirements, risks, exclusions and clarifications
Prepare accurate labour, equipment, consumables, subcontractor, overhead and margin calculations for new and existing contracts
Apply appropriate productivity rates, service frequencies, shift structures and award-compliant labour assumptions when developing cleaning estimates
Attend site inspections, measure service areas and assess access, security, equipment, safety and operational constraints
Develop clear pricing schedules, cost plans, scenario comparisons and supporting commercial documentation within tender deadlines
Obtain and validate quotations for specialist services, materials, machinery and subcontracted work
Collaborate with operational stakeholders to confirm proposed service models are realistic, safe and achievable
Undertake sensitivity, risk and margin analysis and escalate material commercial assumptions or pricing concerns
Maintain accurate estimating records, rate libraries, supplier pricing, templates and post-tender documentation
Support contract renewals, variations, benchmarking, mobilisation handovers and post-bid reviews
About you
Demonstrated estimating or pricing experience in commercial cleaning, facilities management, property services, maintenance or another labour-intensive service industry
Strong numerical aptitude and commercial acumen, including labour costing, margins, overheads and scenario analysis
Experience interpreting tender specifications, scopes, drawings, schedules and contractual pricing requirements
Advanced Microsoft Excel skills and proficiency across the Microsoft Office suite; experience with estimating, CRM or tender-management systems is advantageous
Excellent attention to detail, document control and quality-assurance capability
Strong written and verbal communication skills and the confidence to engage with clients, suppliers and internal stakeholders
The ability to manage competing deadlines, work independently and contribute effectively within a collaborative tender team
A relevant qualification in estimating, quantity surveying, construction, business, finance or a related discipline will be highly regarded
A current driver's licence and willingness to attend metropolitan and occasional regional site inspections
